I rarely leave negative reviews, but I feel it’s important to share my experience with Mr. Sargeant.
He is very charming with his words — almost like a snake charmer — but unfortunately, the results didn’t match the charm. He failed to sell my property during the entire contract period.
We even received an acceptable offer, but he convinced us to counter and we lost the buyer. He never apologized for this.
He never attended any of our private showings, leaving us to handle all of them ourselves, which was stressful.
Near the end of the contract, he brought up extra fees in a way that pressured us to renew with him.
After everything, he is now pursuing legal action for money, despite the property never selling.
Based on my experience, I would avoid working with him.
The following is a response to his reply:
After reading his response, I am even more disappointed that he decided to throw his integrity out of window and straight up lying!
1. We specifically told him our minimum price needed to upside is if we can sell for $xxx,xxx. He mislead us and convinced us that we list for $xxx,xxx + 20k. Moreover, before we even signed the listing contract, we asked him repeatedly is it a good time to sell, and he say with full confidence, almost like a used car salesman way, that it is a perfect time to sell despite banks warning that the market is in a slowdown. We received our first offer within days (not 1 - 2 weeks as he claimed), the buyer countered us with $xxx,xxx + 9k, which is above our expected price which we convey to him that it is acceptable, but he acted very surprised that we actually wanted to accept this offer and he said with quotes "I can DEFINITELY get an offer better than this". As a first time seller, of course we believed him. Since then, the buyer walked away and we never had an offer since.
2. He never mentioned that he needs to carry my keys in order to do showings himself, and importantly, we never agreed even verbally that we do showings ourselves. Besides, we live there, all he need is to show up when the buyer show up with his agent. The non possession of the keys is not an excuse.
3. Straight up lie again. The so called fee is never part of a standard listing contract, our new realtor that we worked with never had this kind of fee. Besides, if he did a great job, I would not hesitate to pay.
4. I'm posting this to warn others that they could sign the listing contract with Mr. Sargeant, while he sits there and do nothing and you will still be in the hook for non performance.
Instead of apologizing even once, look at how defensive he is. As a client, who would want to deal with an agent that will never admit shortcomings even if there are.
